can a neighbour demolish and build 2 units with no notice to neighbours and no protectiion works no can a neighbour demolish and build 2 units with no notice to neighbours and no protectiion works notice?

My daughter just said that her neighbour came and said they are demolishing their house and building 2 units starting in 2 weeks.

they have not given written notice to neighbours to object or see plans
    or protection works notice

what can my daughter do please

this is also bad timing as thats exactly when my daughter has exams. shoujld she call council? this doesnt sound right.

They may be doing it under Complying Development, if so notice periods are short and it is difficult to raise objections.
At some stage there should be some paperwork in council but they may take a while to upload it into their systems.

If complying development, no notice to neighbours needed. Neighbours usually only get notified if its a borderline development that they want/need community input.

Any DA would have included public notification including signage, advertising and informing adjacent landowners?

I'm fairly sure some DA can go through without signage if it complies. I know our DA had to have signage, but I'm fairly sure some don't require it.

True but Complying Development is outside of the DA path and that may be what has happened in this case.

As D.T. outlines, there is no notification in the DA sense (usually with a DA you get 2 weeks to make a submission/objection to council).

However for Complying Development a notice only has to be given a few days before construction commences (I don't think that is an ideal situation at all but that is the way it works currently).

Block over the road from us has been subdivided, no signage or notification.

But the subdivision complies with town plan guidelines regarding size and frontage so Obviously signage was not needed.
