Can a heritage listed item be knocked down to make way for development?

    Hi,

    Can a “Victorian Cottage” which is a heritage item listed by “Local Government and State Agency” be knocked down for rebuild?

    Property is in Sydney south-west.

    The whole street is being rezoned to R4 and one property is listed as heritage item in heritage registry.

    Considering most of the development on this street will happen by amalgamation of 3-4 properties, having on such property in the middle of street will make developments of neighboring properties tougher.

    Though you may not be able to develop the site per se (or demolish), the development rights which may otherwise arise from that land may be transferred and incorporated into the entire development. That is, you may get additional concessions granted over the other parts of the site.

    A heritage architect and town planner would need to be engaged to advise and guide the approval process.
