Can a granny flat be built on a 600sqm block??

    Hi if i was to buy a house , with side access to the backyard and the size of the block is 600sqm would that be enough to build a grannyflat ??? yes or no
    Of not what land size should i be aiming for ? in genreal i dont care if 850sqm would be better then 600sqm for a grannyflat , obviously it would be , but i just want to know if it CAN be done on 600sqm ?
    Im buying in Brisbane

    In the BCC area you can't rent a granny flat separate to the main house.
    The rules are very strict.
    If you do, you will end up in court.

    Are you sure about that ? what are we supposed to do rent it out to a huge family ??

    Also can it be done on 600sqm block ?

    Yes. But need family to live in it.
    Eventually that will change but it could be quite some time

    (a) 1 person maintaining a household; or
    (b) 2 or more persons related by blood, marriage or adoption; or
    (c) not more than 5 persons, not necessarily related by blood, marriage or adoption; or
    (d) not more than 5 persons under the age of 18 and not necessarily related by blood, marriage or adoption, together with 1 or 2 adult persons who have care or control of them.

    You asked a similar question on 25/10/2016 - If wanting to build granny flat ?

    Just continue with the thread would keep it simple to follow. You need to be specific with your grannyflat question. Grannyflats are treated differently in each state.

    You are only supposed to build a granny flat to accommodate family members.
    Brisbane is not Sydney where the rules seem to be quite different.
    And yes, I am sure about that.

    If the house is in logan do the tenants have to be relatives ?

    No.
    In Logan you are able to rent out an auxillary dwelling separately. However, there may be minimums in terms of land size if I remember correctly (or is that for subdivision?)

    There's a difference between secondary dwelling (same household) and auxiliary unit (rent to non family household) and criteria are different so not a straight answer. if you care to google "build granny flat in Logan" you will find a link to council website with specific information.

    The difference between a Secondary Dwelling and an Auxiliary Unit is:

    • Secondary Dwelling:
      • Is used in conjunction with and subordinate to the primary dwelling house; and
      • Must be occupied by persons who form one household with the primary dwelling;
      • For example: older parents/relatives or teenage children living in a granny flat or self-contained section/wing/floor of the main house.
    • Auxiliary Unit:
      • May be occupied by different households e.g. the auxiliary unit could be rented out independently to the primary dwelling (i.e. to someone else); and
      • Has constraints including:
        • A maximum of two bedrooms, one kitchen, one living space, one driveway crossover; and
        • Size limits:
          • 70m² if in the residential zone category (Low Density Residential Zone, Low-medium Density Residential Zone or Medium Density Residential Zone) and on a lot less than 1,000m²; or
          • 100m² otherwise.
    Secondary Dwellings and Dual Occupancy (Auxiliary Units) are either:

    • Self assessable - no permit/approval is required if the proposed development complies with all of the acceptable outcomes of the applicable codes from the Logan Planning Scheme; or
    • Code assessable.- a development application (Material Change of Use) will need to be submitted to Council for assessment.
