    Hi fellow PC addicts :cool:

    Just wondering how confident you are on disclosing the details of a potential purchase ?
    I have found a potential IP, yet don't have any (other) friends to discuss the pro/cons with to reassure myself of its potential and my cost/valuation/limit.......:rolleyes:

    Thoughts ?

    (This will be interesting o_O :rolleyes: :p )

    But what about all the visitors to this site that aren't members? How can you trust them?

    I'd be holding the cards real close, especially if it's a bargain.

    But, look eh, a little hint wouldn't hurt :)

    To be honest if I was thinking of buying it, I wouldn't put a link on here. The regulars are a pretty trustworthy lot but all the guests aren't.

    If I need to bounce some ideas then I might do a post about the things that I'm worried about most or I txt/whatsapp a few of the Perthies I've met along my SS/Propertychat journey who I know I can trust and discuss with them.

    Am surprised that there hasn't been a guessing game since !
    If the "hint" wasn't enough............. (I used to work for Blue Circle Southern Cement, and was in the Geelong area late last week !)

    My borrowing capacity is maxed, sure if it goes super cheap, I will commit and worry about finance later :rolleyes:

    Clients discuss their potential purchases with me all the time (we also send them RP Data reports). There has been a few times I've been tempted to buy some houses myself.

    All that said, I often don't know why people feel the need to discuss very specific details about anything in their lives on social media.

    It is markets in markets.
    Costal area's are still doing well, as are places with easy access to Melb rd.
    Other area's in Geelong are lagging now, will better area's hang on, maybe, the current market may suffer some falls before stabilizing again in 12-15 months :cool:
    I am not inclined to buy anything other than a house in tbe Geelong area @datto ;)
    It was more a discussion idea @Peter_Tersteeg ,not that I actually have the capacity to purchase/service.
    The site in question is in a family area, not too far from the ring road and shopping, yes it is on the net for auction early in the new year, It'd be nice to discuss the property with some more educated people :rolleyes:

    Nice effort (I grew up in East Geelong, Tully st to be exact)
    Verner st is too close in, and a slightly different demographic.
    If "Corio" is the datum, and we are looking for a more family orientated suburb the other side of the river (toward, but not Waurn Ponds)...........

    Be careful of openly discussing on the forum. As there are people who might pounce on it...it has happened before....from personal experience...I have seen this before from here...

    If you do keep it generic...and high level.

    Maybe approach people you trust to mull over but do it over PM.

    Started at $280k, thought we had it at $300k, then it had a run, my estimate of $330k passed and we went to $345k before bailing out with the next bid winning it at $350k.
    It was a deceased estate being sold by the family, it sat empty for several years and had a hot water leak for some time undiscovered, hence the mould. Would have been an easy clean up to rent out and with future development potential (sure the main road behind is a minus, but for the price.......o_O)
