    Stick to the established pockets of Earville that flank the mountain side. That’s were the premium returns would sit of that suburb.

    this is why i didnt invest in qld, the insurances didnt do it for me! i'll take SA

    I’ve found Suncorp to be the cheapest for my place in Cairns

    Does not seem to be much stock in Earville Troy.

    Is 500-600K still a good budget for Cairns? Have the increased interest rates been slowing it down a bit up there?

    Yeah alot of people are biting there nails and kicking tyres now.

    I said we wouldnt buy there but bought in Mossman lol Mrs couldn't resist. She didn't want to move back to melb.


    We pulled the trigger on a 3 bed 2 bath on 1700sqm. So glad we did now!

    5% yield which is nice for now until we move in down the track

    That is a great budget for Cairns. Rents will rise 2000-4000 in the next 12 months as there continues to be huge supple shortages. So yields will continue to be healthy and growing. In terms of slowing down, obviously rising rates are a natural handbrake on the housing market. Again though I only see the slow down in new estates where first home buyers are 90% geared, you can mitigate this risk by buying in old money established areas where LVRs are low, with scares land supply these will continue to perform well…because all the fundamentals and capital growth drivers. We use up to 39 different data points when finding this type of asset.

    Both desirable areas with good prospects.
    Very similar populations, 5000+.

    Has anyone invested or thoughts share Woree? I see very slow growth in median value over last 36 months atleast.

    Not popular amongst owner occupiers and has a lot of rentals. Poor reputation all round.

    Thank you for your reply. What sub's I can look for ? Stock is less and few opportunities at sub 500k. White rock was another area I was searching.

    Outside of the beaches I’m not following the market closely so dont know what areas are still sub 500. I’m happy to give my opinion on surburbs though.
    white rock I wouldn’t recommend.
    The 2 suburbs you mentioned above brinsmead and Smithfield are good.

    Property finally settled in Mossman next day the open had happened . 30 couples with 14 applications.

    Tennanted signed! 12months. Wrapped!!!! Onto the next one!!!!

    I use sure insurance cost me 2600 for insurance for our Mossman house.
