QLD Cairns ???

    I checked out a few properties in Cairns (northern beaches) that were well away from flooding zones and storm surges. $4-5k insurance premium was the minimum after shopping around. With high rates it didn't make financial sense for me.

    Hi. I went through Jennifer Smith NQ buyers agent about five years back...

    She was great. The place is high yielding and has had half decent growth.

    I would recommend her if you decide on Cairns. I believe she covers Townsville too.

    To encourage a bit of healthy competition @wilso8948 also covers North Queensland as far up as Townsville. Don't believe he covers Cairns but you can check with him.

    what are peoples thoughts about Manoora in cairns as an investment? have noticed a few properties pop up there recently that seem decent, but dont know the area.

    Tread carefully there Ben. It's one of the lower-socio economic pockets of Cairns.

    I have been in the Cairns region for the past few weeks, scoping out an IP for my Daughter and SIL.
    A place came up at Kewarra Beach (northern beaches) and on my recommendation they made an offer which was accepted. An older home being sold by a widow who is heading into a retirement complex.
    It is a 4/2/2 with pool and air-conditioning.
    600k. Rents in the area for similar properties...$500-520pw.
    They had a 30% deposit.
    SURE insurance is a little under $140 per month.
    They are stoked!!! :)

    There would be very few streets in Manoora I'd even consider. Most suburbs it's a case of "which street" rather than wholesale writing the suburb off..... but Manoora...... hmmmm.

    Theres markets within markets. For the most part the Northern Beaches and Inner North is still extremely heated with Days on Market still very low and vendor discounting very low. Most parts of the Northern Beaches and Inner North is now negatively geared. Due to extremely low vacancies overall stock levels are very low. As most people who plan to sell don’t really have good alternatives to purchase or rent within Cairns.

    Wondering if non coastal suburbs are having equal demand as well. I have been researching into White Rock but not getting lot of information.

    Trying to understand the OO appeal for this suburb. DSR data shows 41% of investors which make me bit anxious for buying an IP. All the other factors are perfect.

    There is a lot of multi-unit dwellings within the Whiterock suburb skewing the data. Many of these dwellings are of course investor owned. You need to direct your attention to the more established pockets of single unit dwellings in Whiterock.

    It’s got a poor reputation with locals. I don’t know anyone living there and I wouldn’t want to. Just my personal opinion but I’d look elsewhere.
