    Youi will either be substantially cheaper or they won't cover it. Otherwise try an insurance broker.

    rents seem to be back at pre gfc price (units not sure about houses)
    Development blocks back on the market as receivers move in (Manoora)

    Give it a go, nothing to lose. Even with car insurance we should all be shopping around at renewal time.

    Is there really anything going for Cairns though? The reality is Cairns has had some big developments in the past and the situation is still the same. It's highly cyclical, close to nothing, gets hammered by cyclones... Besides some tourism what else does it have to offer? Believe me, I looked at it in the past, came close to pulling the trigger on a deal but really glad I didn't. Ten years later and it seems worse now than what it was then.

    My 2 cents for what it's worth, never buy in tourist areas. They boom and bust, yields might seem good but will vanish when a new flavour of the month comes up somewhere new and sexier. Buy close to consistent business, jobs and industry and you can't go wrong.

    I live in Cairns and have just changed insurers on a PPOR and IP with 'Elders' following a tip-off from another investor. I save $1500 p/a swapping over. Cairns has some great yielding properties and if you can get cheap insurnance there are lots of deals. I would choose houses only in the Cairns Region due to body corp fees/ insurance and if AQUIS goes through you will see an immediate boom in the northern suburbs and flow on effect to the southern suburbs. There is also a lot of flow on business ready waiting for this to go through amongst other projects.Time the cycle right and investors could do very well out of the Cairns region. There is a lot of building acitivity happening in the sothern suburbs that may oversupply but not the northern suburbs where AQUIS will be built. watch this space.

    Watching with keen interest... I was looking to buy a house in Parramatta park 10 years ago because it was "close to the action" so to speak and had showed good historical growth. Prices have gone no where in a decade...

    It's like the place boomed in the 80's with with all the Japanese money being thrown at it and then has gone no where ever since.

    Prices have been up and down for the past decade and they're now only just starting to recover from the GFC hit and on their way to returning to pre GFC prices.

    Hopefully a few of the other awfully high quotes we heard move over to someone more reasonable too.

    My mortgage broker is pretty bullish on Cairns. He said they've been under developed / supplied for years now and once the effects of the falling AUD really kick in and tourism ramps up, it's going to explode. His logic seems sound.
