A small flat white is expected to fetch north of $1, a real estate agent was told at his local café this morning.

The coffee – which eventually changed hands for $3.80 – went well above the quoted price, but was a reflection of market conditions, the café’s owner said.

“We were surprised by the strong interest in this coffee. It certainly surpassed our expectations,” owner Mark Crawford said.

The real estate agent said he was caught unawares by the price, and was not able to secure the coffee. “I only came in here with $1.50 to spend – which is a good 20% above the upper end of what they were quoting, so I’m pretty gutted that I’ve walked out of here today without a flat white,” he said.

The café’s owner said he was unaware of sales of similar coffees in the area, which all reached between $3.50 and $4.

There was unprecedented demand at coffee break, and there was no evidence of the coffee being under quoted by the seller or barista

"In my day we made our own in styrofoam cups for free in the work tearoom LOLZ" was overheard by a sniggering gen y still living at home with his mum and sporting an immaculately quaffed beard.

"The big bust is coming!" opined one veteran barista, who was happily ignored by the latte set. Police later confirmed the bust after finding suspicious substances hidden in the coffee. "When will people learn to say no to asbestos" stated the chief development officer (or deputy mayor, depending on whim).

In fairness to the cafe owner the other coffees sold in the area were served in a fancier cup and contained sugar, so it would have been really difficult for him to come up with a like for like comparison.

And it was obviously very difficult to compare with recent sales due to the value to be placed on the unique ambience

the customer who bought the coffee already had 10 other coffees, said they planned to add a sugar to improve it, and would not drink it themselves but charge others to sip it

Unlike other coffees in the area, this one came with a voucher, so if he bought another 9 coffees he'd get one free.
