I'm looking for recommendations for a builder to build a two storey duplex on 600sm duplex block near Caboolture. Would appreciate any suggestions. Development will be for investment.
Instead of attached duplex Is there an option for a 'detached' duplex if it's permissible with the council. Since you're going up a floor then GFA is not a concern? Maybe each facing different street, and see if council permits you getting an address where the house is fronting....
Can you post your block here? I know a couple people building duplexes in Morayfield so not far from where you are..

RetireRich101 Yes I have concept drawings with units facing different ways, driveways on separate streets etc. Haven't really looked at the detached option. 30yrAgent I obtained a construction estimate yesterday of $500,000 which was more than I was hoping and too much of a risk of overcapitalizing for Caboolture area. Wouln't mind getting a few more quotes.
Seems to be the problem developing in those areas is it possible to retain the exist dwelling and build a detached dual occ? how many m2 is the proposed dwelling?
Way too expensive. Better off getting two blocks of land and build each individually. In saying that there's duplexes low to mid 300s
Good that you're aware of overcapitalising. Good to do your research and make the product meet the demand. I haven't looked at Caboolture for a while, what's the market doing lately?
Determine what internal size you need and level of spec for the area and then do a brief for the builders you ask quotes from. It should increase the accuracy of your quotes and after you get 3-5 you will know whether its feasible or not. Also don't forget to take into account site works if the block is sloping or presents any obvious challenges that will increase the costs eg retaining walls, problem soil. It may also be worth doing a soil test at some point.
