Buying - Unapproved Extension - what to know?

    Hi All,

    We are looking at a house that comes with a fairly major extension. The house was originally built as a 3 bedder with a an extension of 3 more rooms + bathroom and toilet. The extension has been done a while ago (10 years+). The contract of sale does not mention the extension and the house is advertised as a 6 bedder. Can anyone please tell me how to proceed to cover all the legal issues from council to insurance? Can a solicitor will be able to answer all this questions? If its possible can you list all the questions i should ask a solicitor to cover all angles? Much appreciated.

    Before you employ a Solicitor ring up your local council and ask the question about the extension as they will have a footprint plan about the property extra bathrooms and extra toilet once any local council finds out about this it sometimes comes with explosive consequences once they find out nothing has been passed from the elec's plumbing slab frame and if its not up too the standards then you give all the room for the insurance company to do what they do,inbetween Demolition Contractors quotes..

    I have seen many houses sell with unapproved extensions and no one bats an eyelid. If they want the house they want it. after ten years what's the issue?

    I had a mate who bought with an unapproved extension.

    He came to sell 10 years later. The council found out about the extension and blocked the sale.

    It took him 14 months to fix and he paid bridging finance during that period.

    Admittedly his extension actually built into his neighbours land (the neighbour did the extension however).

    Do not do it.

    Wow. I’ve heard of unapproved extensions like a pergola / deck but 3 room + bathroom unapproved, that’s a whole extra house. The flag on this one is crimson.

    What did they do the conveyancing themselves?..And i know it will become a big issue that's why people should always employ a local specialist conveyancing Solicitor because when they try and sell again and as people who use others get real upset when someone uses them and every contract will go in the waste bin..

    Mate I have seen countless house being sold with pergola, decks, new bathrooms and laundry add ons , new walls being put up inside and no problems. Obvs this one is a bit bigger job lol
