    Unless you are planning to develop or are getting the property at a ridiculous price, you are limiting your pool of potential buyers as well as tenant so why bother making the purchase.

    Have a look at the Sofitel Brisbane.

    Brisbane Central Station is under the hotel.
    You can get off a train, go up the lifts and into the hotel lobby. (I like it because I can just catch a train from the airport and go "door to door" to the hotel)

    Oh yeah, I never really thought about it there.
    I've worked in the building above the Valley station and you could feel the train occasionally.
