Buying: No Final Occupation Certificate: Rural NSW Hazards?

    All, the agent has advised there is no Final Occupation Certificate (FOC) for the 20 year old pole house I'm keen on. There are some building issues - not major - but probably in need of repair before a FOC could be issued (uneven floor, some wood rot, regrading to divert water from the house). There is also a swimming pool which has a current compliance certificate.

    What are the hazards of buying without a FOC?

    Impact on insurance if a cert is not obtained?

    How is it that the house can be lived in and sold 3 times without a FOC?

    All input, as always, highly valued and appreciated.

    This happens all the time. If it bothers you, you can apply for a FOC from the local council.

    Has a construction certificate or complying development certificate been issued. Occupancy certificates in NSW came in less than 20 years ago
