    Hi folks,

I have a quick question about whether it's OK to buy appliances for a rental property (eg. oven) and being able to claim them, even if the invoice date is 2 weeks before settlement date?

Have early access to the property and just want to get the ball rolling on things that need replacing eg. oven.

    Thanks!

Doesnt really matter since they are capital in nature as initial repairs, so you wont be able to claim them apart from depreciation

Thanks for the quick response Dave. There's a few sales on this weekend which I want to take advantage of :)

Seek tax advice on whether you could depreciate those items.

When depreciated the date installed and ready for use is more relevant than the purchase date so I see no issue.

Items are to be acquired by the owners as new AND not held for any other use prior to use in the rental property.

Would have thought this was an extremely common case scenario?
