It does not matter. The seller is withdrawing before I do that, LOL. It seems that both of us have doubt. I leave her there for two days without proceeding.

The 0.25% deposit could be unbinding if both parties agree.

No prospective buyers are walking around in that Mascot basement taking photos. I read this morning that the Mascot owners approved a $7.7m Special Levy. I think there are 132 apartments, so around $60K each. And there was talk that it could end up more than twice that. And nobody will be back in the building this year.

Are you new to Australia? Sales agents here generally don’t have a good reputation. You don’t need to tell them anything “as courtesy” - it’s what most other people will do as well. Only contact them if/when you’re interested in making an offer and even then, you should keep your cards close to your chest. Don’t give them any information that they can then use against you to rip you off. Good luck

It is all right. That is another agent in the same building. And I got information and discount, by comparing two sales.

Not buying this one. Yet I did some research. The special levy 2019 is 73k.

The vendor and I withdrew on the same day. I felt risky and she felt ripped off......

Pretty sure vendor can’t withdraw once you’ve both signed and you’ve paid your 0.25% but good you did, looked way too risky. Buy something old that’s structurally sound.

    We did not sign.

I went there with a builder. The problem in the basement is water leaking. It could be repeating issue.

Reminds of an owner builder that was doing an 800 k build, and didnt want to spend 600 bucks on a soil report, because "all lots in this estate are M class soil..............."

@Depreciator if you are not the property owner, would it still be possible to ask the Strata manager to ask for the strata meeting minute or plan?

Yep. That’s what smart people do before they buy a property. They make an appointment with the strata manager to view the strata minutes. You sit in their office and do it.

Nice that you had done all the DD without having to spend any money.

Does anyone know if water leaking in the basement is an issue that can be resolved? and is it always related to the building structure, I imagine the cost would be large?
