    I agree with everything said here. If you're set on Melbourne for that price range, try Sunbury, but older 70s-80s homes close to the town centre. Alternatively you can go for a weatherboard in a nice part of Geelong or Ballarat and have much better yield :)

    Comparables are already selling for $450K plus. And this property is only a K away from Manor lakes shopping center which is going under 40 million dollar upgrade next year and conveniently close to Werribee town center, about 3-4 Km's. I personally believe it was a good buy, you don't see anything in the area with 3 in front anymore!! I remember only a year ago most of the stock had 3 in front and starting from low 300's.
