    Hi Mark,
    if it's on a septic system that suggests that the site is not sewered. Even if it is rezoned, until it is connected to a sewer then you won't be able to subdivide. Ask the relevant authority when the sewer is coming to the area.

    No. I did not. It is Too far away from cbd and I possibly have to wait for decades for changing of zoning
