Buying alone then incorporating partner in future?

    Hi

    If I were to buy a house on my own now under finance, would it be possible down the track to 'sell' half my share of the house to a partner, whilst it is still under finance?

    To be more clear: If things worked out long term with my partner I would like to eventually go 50/50 with them in a mortgage. - Would I be able to refinance and obtain a joint loan with them for the property?? Is this how it would be done?

    How would this work in practice? Do the banks allow scenarios like this?

    Your new partner would be added to the title with a spousal sale.

    does need refinance in a way

    Common and very possible subject to normal lending rules around income and valuations etc

    Thanks so much Rolf.
    How would it work if say the house had risen in value by $100K at the time of completing the spousal sale?
    If we were wanting the new loan to be 50/50 split, would she collect the equity? Or would she be able to somehow pay me out the remaining value??

    Why not buy one now and then in a few years partner buys one.... easy done

    those are more family oriented questions, rather than finance ones per se.

    Assuming serviceability and vals are ok, you can work that any which way

    You could sell to a spouse in full or in part. But a new loan will be involved in either case. There are also important tax consequences as to how you do this so seek legal advice before doing.
