Buying a property built in 1960'S

    Hi All,
    I have shortlisted a property to buy as IP. The brick veneer property is located in a desirable pocket in the suburb, however it was built in the 1960's. It is in a pretty original condition. I will get a Building and pest inspection done (will put it as a clause) if the contract is accepted. Even before that I wanted to ask the group as to what are the things I need to be aware of when buying a property in 1960's and what kind of maintenance issues that one can expect and watch out for a property that is pretty old.

    Age is not an issue if the house has been maintained. Depends on the original build conditions, it could be just replacement of wear and tear items

    Asbestos and the like may be an issue, s'pose the building inspection will cover that off.

    Check for major cracks in the brickwork- could signify underlying structural issues.

    If it's in Melbourne, check if it's on timber stumps still or has been changed to concrete stumps.

    If timber, factor in the cost to your budget.
