    Hi All,

    I am new to this forum, so pardon me if I am asking a stupid question...
    I saw a land for sale in Gilles Plains Lot 51-59, Burman Avenue, Gilles Plains, SA 5086

    There will be office works right behind this land, and I was curious to know how much would it affect the price of a 343 sq m land and what other stuff should be considered before buying. I am checking other threads on advice, easement etc, but would appreciate an advice on this piece of land.

    Do you or subsequent purchasers want a 8m high concrete panel wall as your back fence?

    How will it block/reflect sunlight? Will it be reflecting heat?

    What if it becomes 1st Choice Liquor or something else after the lease expires?

    Noted, will be asking the info on height of the wall
    The seller did say that there will be a sound proof wall behind the land.

    How will it block/reflect sunlight? Will it be reflecting heat?
    It will not be blocking sunlight. No clue on heat reflection

    What if it becomes 1st Choice Liquor or something else after the lease expires?
    Office work is going to build their own shop there, at the moment the land is empty with nothing built on top of it.

    Wandana Ave - reasonably busy road. Would be pretty cautious on the corner block.

    Who advised office works being built behind? They are currently 2 blocks away

    Also would find it odd if there was residential, office works, back to residential
    You can see the 2 newer houses sitting on there own.

    hey Brady,

    There are no houses there, I just checked yesterday. Its a complete piece of empty land.

    The image you have is what it does not look like now, Its completely empty.

    This is what I could manage from google.

    I just confirmed, there would be office works towards the front of the North east road which would make the land exactly behind it.

    Office works will be leasing the building and after the lease expires, it could be anything which council approves.

    The parking lot would be directly behind the land and it would have a 2 meter high wall, and the warehouse will be facing the road with 8 meter high wall. I am trying to get the floor plan

    My question is the affect on the price of the land, would there be an impact on it, if yes then how much compared to a normal suburb land without a commercial development

    Yes, it will affect the price of the property, noone wants to back onto commercial or industrial development due to noise, fumes, traffic generated and other issues.
