Buying a House with no Certificate of Occupancy??

    Hi Guys,

    I was looking at purchasing an Investment property awhile back that had been renovated (including walls knocked down). The property though did not have a Certificate of Occupancy or indeed any certificates of the electrical or plumbing work or Final inspection certificates. The vendors would not provide any certifications.

    The particular contract also stated "the vendor gives no warranty that the improvements/alterations comply with the Building Regs 1994 or the requirements of the municipality under them"

    I decided in the end not to go ahead with the purchase however I would be keen to know people's thoughts on the whole issue around Certificates of Occupancy and renovations - I gather the vendor doesn't have to legally provide these?
