Hi All Wondering if I can get some advise and recommendations on buyers agents. I am looking to buy a house in Melbourne and have a limited budget and a strict criteria. I can obviously do the search on the internet and narrow down properties. what I am looking for is someone who can: 1. Advise why a property on my list is a good/not so good buy 2. within suburbs, which streets to aim for and which ones to stay clear of 3. With a lot of the properties, the state of them gives the impression that it would be too expensive to restore/refurb especially if that initial outlay won't be coming from the bank. So someone with that experience and knowledge might be able to clarify if a job is actually as big as it may seem and approx. costing 4. Pre Auction buy. An ability to secure the property pre auction as once it goes to auction, I am not a believer that there are many secret tactics anymore that only one buyers agent might have access to. Do people agree that a Buyers agent should be able to do all this ? On the back of this, if anyone has good contacts for buyers agents, that will be appreciated as well. Thanks

They would be recommending you properties in most cases. However if you want to run past your own research then best to get them to agree to this upfront. As it may be on a tangent to what they believe makes a good deal and have access to research you may not have access to.
