    Hey guys, sorry I’m sure this has been posted 1 million times, but i am looking for a buyers agent, I have spoken with both binvested (yes i know beware) and empower wealth, I want to broaden my horizon and see if anyone else on here knows a buyers agent which isn’t so steep. Happy for this thread to be redirected and sorry if it has caused any issues. Thanks!

    There are many of us BAs on this forum but it might help to narrow down where you're hunting? Also REBAA is a useful starting point if you're looking across the states www.rebaa.com.au

    Thanks for the reply Jacque! I guess that’s where it starts! I’m not too sure/don’t have a preference for which stats I’m interested in! Will look into rebaa, thanks :)

    You should narrow your search mate then find an area specialist buyers agent in that marketplace.

    Thanks for the reply mate, is that just simply because that BA will know the market inside and out compared to one that ‘thinks’ they know an area but doesn’t really?

    Well to go with that type of service you’d need to figure out at a macro-level where you want to invest in terms of the State and then Region/township. Generally this is determined by demand side drivers such as Infrastructure spend, population growth, lifestyle, employment etc. Then a local BA can help do the micro legwork for you getting you into the best LGA and suburb/pocket/street etc.

    A metro based Buyers Agencies that buy Aus wide can do the macro very well. Not to sure how good they do the micro and get on ground perspective for their clients. Both have their value, macro and micro.

    I spoke with nathan myself as he dealt with a friend very early on, i wont go with him but i know he suggests to buy in mining towns which obviously is a red flag, i thought he was quite nice and says it how it is. What are your impressions of him?

    I've never spoken to him and only know what people say about him. Some good, some not so good. But I've never spoken with the guy. I will say though that from watching some of his YouTube videos, he's not my cuppa tea and if I was looking for a BA, he wouldn't be on my list.

    What do they do in particular? I know to be a BA you need a license, isn`t it enough?

    Hi there!
    I'm also researching buyers agents. Have spoken to Pure Property, Right Property, Prop Hero and also InvestorKit. Pros and cons with all however front runner for me is Investor Kit - I like that they're quite data driven and insight led. However, they require a large upfront fee :(

    None that I've spoken to actually physically view the property either, bit of a concern to me, unsure whether this is normal practice?

    I think the biggest thing is choosing an area you like. You want to get a buyers agent that knows the area and factors one that can not easily google. An agent that truly knows the location. Then zone in what kind of property you want, what is the goal - development potential, Reno potential, cash flow ?

    Personally, I would never use a BA who wasn't on the ground inspecting the properties themselves.

    I think I have narrowed areas down but lack confidence that I've made the right call! Strategy is buy and hold so growth is key but also wanting to be cashflow positive.

    CF + in the current rate environment and trend will require a 7 % plus return, so that would make a BAs job super tough.
