Buyer's Agent Rockingham

Long term admirer of this very forum; it has been an excellent boost to my poor understanding of real estate.

I was hoping to get advice on if there was any local knowledge of a good / decent buyer's agent in Rockingham. If you do know, perhaps you can advise me on the level of fees / cost associated with their use?

Why Rockingham? It's a mixed bag of a demographic and has plenty of land available so there will always be plentiful supply.

However if you are looking for something very specific like you need a PPOR in the area as you are moving to work at the base there then it's a different question.

If it's an IP then there might be better places. If it's a PPOR for a job then @Jess Peletier might know of someone in the area?

Are you sure about this? I'd be cautious for locals who know the area well to invest, let alone someone from interstate and needs to rely on someone else.

 

@Jacque I think you're thinking of Rockingham in Queensland. OP is talking about Rockingham in WA. It's bloody confusing when states have the same suburb names!

Actually I merely assumed that. @Freddo do you mean QLD or WA?

I was thinking Beach side of rockingham/waikiki - not a local - are you able to share some better options?

 

I know the area from spending time there as a kid and I know some investors who have had some bad runs with tenants/growth in the area but I couldn't really give any more information that that.

It has some lovely beaches but it's very removed from the metro area - not by Sydney standards of course as it's a very different beast here.

 

What I said I questioned was why did it need to be Rockingham - is that what you are referring to? Are you asking what suburbs I would recommend as better alternatives? Rockingham and it's surrounds suffer much of the same fate as Mandurah - plenty of land, plenty of supply, plenty of drugs, plenty of welfare mentality and plenty of issues. My personal preference is to avoid that and get closer to the city where there is more constraint of supply to drive prices up for investment properties.

What is the strategy you are looking for? CG? Cashflow? Development? If it's development and had to be in that area then I would chose Rockingham over lets say Coolongup but if it didn't have to be in that area then I'd look closer to the city somewhere like South Lakes for an affordable area that has decent ammenities

Lots has changed

If you are looking at higher returns look at Cooloongup.

Network with re agents. Dont rely on BA my opinion
