    Hi guys and gals

Totally new into property. I am looking for a BA for a friend. Also maybe somebody wants to shed some light on what a BA does, how much they charge and how it all works.

    Cheers.

All REAs can act as BAs, some just specialise in only BA work.
It really depends on what you're friend is looking for - if it's a new PPOR, an investment property, a development site etc etc as you can probably guess development sites might need a more niche skillset.
Charging varies a lot - some are fixed fee, some are a percentage of the contract price. All should charge a deposit with the remainder due at settlement.

Thanks @Westminster , could you please recommend a BA for two/three unit development site, i.e R40/50/60 zone, somewhere near Lockridge or thereabouts?

@zac101 a BA (Buyers Agent) will source an A grade (or should) property according to your brief, area and strategy etc. They can also help with an area and strategy if your are not sure.

Typical fee is between 2-3% of purchase price and their are different service levels as well.

I can PM you a couple of options if you like?

Well they don't do it for free :)
A good BA should be able to help you with negotiations and get a superior property which makes up for their fees.

Lol @Westminster , never imagined they will do it for free. Yes it depends on the level of service one gets.

It will seem cheap if you dont know exactly what you are doing and/or dont have the time and buy a dud or inferior property.

You are also accessing their network and expertise as part of the 2-3%. This is where the gold is, the network and expertise alone can save you a packet in $$$ and headaches :)

Hi @Khash and @noejon, just adding to this that PropertyChat also have their Service Provider Directory here under Forums if you're looking for specific service providers. I also commented a couple of days ago on another thread about using a Buyer's Agent versus DIY investment, I thought this thread had lots of good comments from a range of people which gave quite a bit of information about what the BA will do and what to look for/questions to ask etc if you're after more information etc.
