    Howdy,

    Interested in seeing if anyone would recommend a buyers agent for first IP?

    Looking in Melbourne, Brisbane or ACT.

    Sorry, not trying to be difficult. In general would people recommend buyers agents? Have they provided something above and beyond? Does anyone have a recommendation for those markets? Anyone to avoid?

    It might have been The Property Couch were I heard it but the real value of a BA in this fast moving market is the close relationships they hold with local RA's who they deal with frequently. Ideally this gives them access to off-market properties that don't get advertised.

    There's plenty of historical threads on this subject. Some investors like them, others don't. I suspect you haven't done enough research or due diligence if you're looking across ACT, Melbourne and Brisbane (that's fine not everyone has the time) which are all very different markets in which case I'd use one if I were you.

    City, then
    Budget then
    Approx area


    Then you can discuss a targeted BA in that area.


    As a general answer to BAs - they have a place. Doesn't matter if you're a newbie or experienced. Just depends what you're expectations are. Can they perform miracles and guarantee they'll secure you a great deal? No-one can. But they can help you leverage time, knowledge, skills and contacts if they are good.

    Imho anyone engaging a BA should still roughly have an idea of what would make a good investment.

    Many folks do have a good idea but they lack the time, negotiation skills, energy etc to go on the active hunt. This is where a good BA could shortlist some good deals for you to then look over.

    Sorry to jump on this thread, I too am looking for buyers agent in Brisbane. My budget is also 450k, looking for a decent size lot. I am looking for a low maintenance, brick house and not a fixer upper. Planning to hold the property for 5 to 10 years. Need suburb and buyers agent recommendation..

    Bought in north of Brisbane. Key is be patient, and do you homework, stick to your maths and there is plenty of options. Being prepared allowed us to go after a few with confidence and then secure one. Also allows another set of eyes and experience. What we were looking at also had 20+ others interest and many other BA's. I think it means you are looking in the right area..
