Buyers Agent for Commercial property in Adelaide

    Hi all.

    lookimg for recommendations for a buyers agent for commercial property in regional SA (only approx an hour outside Adelaide)

    it would be an assess and negotiate type service rather than full seeking of a property.

    also, any indications on what would be a standard type fee to expect for this (property value in that 700-750)

    thanks in advance for all suggestions/advice

    Any guidance on what would be reasonable BA fees for commercial property?

    I am considering investment and recently got in touch with Rethink Investing Team.

    They are charging $1,500 (plus GST) once off sign-up fee to begin viewing available properties and then $14,990 (plus GST) success fee due on settlement or 1.9% (plus GST) of purchase price (whichever the greater). So, if you buy $2mil mark - it would become $38k - which will leave pretty big hole in your pocket ;)

    I am not a advocate for anyone other than myself doing the negotiations.
    It's pretty well hands on for me in buying.
    I prefer talking to many agents with valuers knowledge.
    Of course I probably over pay (the valuer has said I over paid for the last 30 properties) but the mere thought of missing out on something I really want for the sake of $$$ (that I will easily make/can recover) is a thought I cannot entertain/live with.

    Emotional involvement? Investment driven by the heart not the head/wallet.

    Different approaches for different people.
    Some people will get their mum or a stranger to find and select their marriage partner.
    Though apparently, arranged marriages last longer than the marriages based on emotional impulses of the heart.

    Or the tenant leaves in a recession and you suffer a 3 year long vacancy.
