    Hi all,

    I'm looking for a buyer's agent who operates in the western suburbs of Sydney. I have someone who is looking at subdivision and development potential for a property in Glenmore Park and my contact list has been exhausted! If anyone knows of anyone with whom they could connect me it would be appreciated.

    How much does it cost to do a small subdivision and build a house in western Sydney?

    Not easy to do a torrens subdivision
    But a strata would only cost around 10-15k (though expect an added 5-10k in construction)

    Building a single story would be around 300k while double will be 400+
    A duplex would still be 700k

    @Sydneysummer - how long is a piece of string?
    There are markets within markets, so would be hard to say how much cash one needs to undertake such a project.

    Smallest projects you could do within Penrith Council
    Would be building a detached dual occupancy and retain the existing dwelling and strata subdivision.
    Looking at the market around 7-800 for purchase +300 in construction + other costs

    Depending on your finances should be able to the loan as a residential loan + construction loan
    so would just need 20% deposit though with the construction expect to fork out around 100k (if 300k cost as lot of things wont be in the loan such as design and council fees + subdivision costs)
