    I am having huge FOMO seeing new Brisbane threads on daily basis. Any recommendations for Buyer agent? Budget $800-$1Mil. CG focus. Preferably - good land size with future development potential.

    I've had a couple of chats with Andrew Allen after recommendations on here. I decided not to buy in Brisbane but I would definitely consider Andrew.

    Hi Chris, we used Andrew Allen to buy in Brisbane earlier this year. He was really good and knowledgeable of the area.

    Forget the FOMO, forget the noise and forget of all the threads you are seeing on here.

    I know it's hard feeling like you are missing out but there will always be opportunities. Rather than being swept away by the hype and emotions (also take note of these from other people ;)), taking a step back while seeing so much activity has also been excellent for my perspective. I'm now much clearer on my next steps.

    You have an incredible budget, so why not fly up and assess from mid December? :)

    Yes. I do. But can't get local knowledge of a good BA in few trips :)

    House prices seems to be going up 2-3% every month. Mid December is not far away but the trend does not look like slowing down :(

    If you are not calm and FOMOing then that’s a recipe for paying overs or making the wrong decision that can burn your long term investing journey.

    once an area is hot then be prepared to pay huge overs from same mentality of buyers like you. Go in level headed and not desperate.

    Because buyers agent (some) can also tell you are keen They smell an easy payday.

    You have a decent budget so plan strategically about your long term investing goals and why you want to invest in an area.

    Don’t just invest in Brisbane because everyone else is.

    Plenty of opportunities around Australia. Feel free to PM me if you want advice.

    Just make sure the BA lives in the location you're looking to buy in. There are a few BAs who 'have connections'/'know' a location but they can't if they're not walking the streets each day.

    This is something that I find offensive. A good BA will actually eliminate the FOMO, help their client to get clarity, and ensure the purchase aligns with longer term objectives. Anyone who is in this industry for an easy payday won't last.
    Anyone looking to engage a BA should do their own research (which does include asking for feedback from people on this forum), but also should include talking to past clients and talking to the businesses themselves.

    What makes a BA - Good BA(or Great BA)

    The qualification, RE licence, membership of the bodies to maintaun good governance, knowledge of the area, good network/relationships with SA, proven track record of buying quality properties, negotiations (in hot market may not work)

    What else?

    I mean no disrespect but just trying to understand the fees vs value add.

    There's only 20 listed for QLD but I'm sure there are others around that aren't listed
