Business beginner open business in Sydney north shore area

    Hi everyone

    I am business beginner, i am looking rental property for open a pet grooming services shop. Does any one have advices for me. Or any commercial agent here?

    First of all, about ABN and resigter businese name, my accountant said after i found the shop will be better.

    second, except commercial real estate any rental website? Very frustrate there have not much choices in my area. And how i can approach the agent, what i should ask the agent. I am very scare people thinking i dont have ability to take the shop or no bargaining power.

    I am working in this industry a long years. Good enough knowledge to open own business, however never have experience for find retail shops and renovation company.

    My advice

    Do not sign a shopping centre lease, ever

    Do you need a shop?

    I see plenty of mobile pet grooming services around the north shore - either vans or trailers.

    Allows you to go to your clients rather than expecting them to go to you.

    I have no idea whether they make any money though.

    thanks for advice, may i ask why? i always think the shopping center will safety for the dogs.
    actually shopping center shop maybe so many condition and may not allow pet go in..

    Yes, I preferred shop. I develop not only grooming, such as day care and retail etc.
    Mobile groom always by franchise, they said around 2000+ per week before tax( depend on area) But mobile groom not my choice xx

    With the ABN,it may pay to have a look at the site and see if the name you intend to use can be used before you find and sign a trap--door lease ..Business names | ASIC - Australian Securities and Investments Commission

    Shopping centres are in the driving seat, they have high expectations for fitout, design standards, expectations that you pay rent on time (every time), will not accept lease terms contrary to their business interests, have a full time property manager who will hound you (no pun intended), require personal/director guarantees, leasing executives love getting newbies into a centre as they are totally unaware of the restrictions and costs which go along with being in a centre.

    Have you considered co-locating within a vet in your desired area?

    You may need to engage with a tenant advocate to find you a property or provide you with the tools to find a suitable property.

    Where abouts on the north shore (it is a big area)?

    Go mobile to start with, get a shop when you need one.

    thanks for advices, actually mobile and actual shop is a different kind different service type.
    So i am not considering do mobile first.

    I don't think anyone will give you a lease with no earnings history. You are probably better to find someone you can sublet some space off of.

    My old vet is located in Lindfield however he does have an inhouse groomer.

    Nice, i was thinking do a home business in last year. I tired to inspection in Lane cove(it was sell grooming home business) , and Gordon house.

    But it was not easy, first of all need the landlord allow you to do it.. and minimize the dog barking noise etc. After discus with accountant, we rent a commercial shop will be better than home business.

    @Hana - there's a new pet accessories shop in Riverview (Tambourine Bay Rd), there may even be an adjoining shop which is vacant - they are about 50 m2.

    I would suggest research and investigate some existing successful grooming places with longevity factor in North Shore.
    We use a local pet grooming person as our dog is treated well there, the location is convenient and you need to book him well in advance. The owner leases a small outlet in small complex of shops not shopping centers and with that I assume he can negotiate better rent.

    Thank you so much, so far i saw 1 post on gumtree. It is a big pet shop inside and lease a small grooming room. I will investigate every day.
