Building with the Aim to Subdivide

    Hi Guys,

    I just bought a 681sqm land in Cranbourne Melbourne. No property on it presently,just trees.

    - Can someone please recommend a good tree removal service ?

    -Secondly, the plan is to build one house now and build another property on the lot in a few years. The council have advised we can get rid of the trees as we don't need any special permits and we can also subdivide if we choose to.

    Since we want to build just one house right now(PPOR),do we need to get in touch with a town planner or draftsperson or surveyor or anything of the such? Or are we okay just going along with a builder who is aware of our plans and has provided us with 2 floor plans that can sit on the property for when we eventually subdivide? Basically, the builder is conscious of our future subdivision intention so this First property is built with that knowledge.

    yes all three.
    there are a few options to setup and prepare the DA.
    separate DA's or combined.
    • demolition and construction of a new dwelling
    • two lot subdivision and construction of new dwelling
    • etc. etc
    the town planner can assist with this.

    the surveyor can provide a proposed subdivision plan - detail survey - work as executed and compliance surveys etc.etc. or any other specific conditions set-out in the DA.
    then, final subdivision plan and lodgement.

    your draftsman can prepare the building plans allowing for the proposed subdivision, services, proposed rights of way etc. as the case may be.
