Hi All, I'd like to build an additional building at the back of an existing house 13mx70m: 1x 4bedrooms/2bathrooms/1carport 1x 3bedrooms/1bathroom As per the below Council Planning Certificate snippets below, which one is the correct definition for the two above? You will need to see how each is defined. Also need to check out the other controls - allowing a use is fine, that's the first hurdle, the next is land size, then site coverage/fsr etc.
It's not as simple as you think. You're talking about Medium Density and there will be complex rules about building heights, distance from front, side, back, how many car spaces and so on. You really would be best advised to start at the Council website and download the full guidelines. Then if you like, speak to the Council Town Planner. But you will almost certainly need your own town planner I imagine. What council area is it in?
Don't waste your time. Many people think if the zoning is right then it can be built. Wrong. there is so much more that needs to be assessed. Engage a town planner.

Usually i engage a town planner and discuss site options first. Some TPs will be happy to give you a quick free assessment. But anything in detail usually will cost .
I'd want to ask the usual, what can be built, restrictions, challenges to site, easements, overlays that may cause issues . Will a pre-lodgement meeting be beneficial for this site ? Get a scope of works quote too so you can compare pricing etc.
@AlbertWT - there are many controls in the LEP & DCP, if your block is only 13m then you may not be able to subdivide regardless of how long the block or it's area.
@Scott No Mates So is it because of the width too narrow? I assume building one granny flat at the back of the existing house is not considered a subdivision.
No, GF is utilizing the same title as the house. If the land was subdivided then each lot would get their own title which could then be sold independently of eachother.
