Building surveyor for new PPOR build

    Hope someone with experience can advice on this.
    Would you accept a builder ( Burbank ) recommended building Surveyor ( group 4) or appoint your own for a new PPOR build ?
    They say,if we choose our own then we loose their 30 year structural guarantee.

    (........Alternatively, you can nominate your own Building Surveyor. Please be advised that it will be your responsibility to apply for your building permit. This will also extend to booking all required onsite inspections, applying for your occupancy permit and covering any associated fees. In selecting your Building Surveyor, it is important to note that you will void your 30-year structural warranty as Burbank has no previous association with other Building Surveyors....,)

    I would use their surveyor as it means you don’t have to muck around with appointments etc. and it could make the build smoother.

    However, I would get every major stage independently inspected using a private inspector. (A read through the Homeone Forum will show you why!)

    Incidentally, a 30 year structural warranty may be a bit useless as you will already have the standard warranty and most people don’t stay in their houses for decades anyway. But could be a good selling point if it sits with the house and not the original owner.

    They can't void a warranty. The building surveyor is (supposedly) and has no 'relationship" with any party, simply administering the regs.
    One the other hand why would you want to choose a different BS if you are using a stock standard building firm?

    Voiding the warranty, what a crock. The surveyor is just there to check their work, so they're saying that if someone else checks it, it'll somehow not be as good or as warrantable? Dodgy dodgy.

    I'd try and get someone independent with a bit of nous.

    Hi Tufan,
    Thanks for the suggestion. There are people who built using the volume builders and they complaints about a lot of faults and having to deal with them afterwards.

    If you look at their terms and conditions it is always about them not the client.

    I think they can refuse to provide the 30 year warranty if they want to - since it is discretionary.

    However, of course they still have to adhere to the statutory 6.5 year warranty.
