Hi team, I've got a corner site under contract with a heritage overlay directly opposite a large hospital in regional Vic. There's a large character house on one side that needs a full reno and council are receptive to me building a single storey building (around 200 sqm) on the other side. I'm thinking of the best use for this site snd looking at some kind of short term accomodation set up, health or medical centre or NDIS maybe as for the new build. I hope to subdivide and sell the original house after a reno. It would be great to connect with anyone experienced in building these types of accommodation. Any guidance much appreciated. TIA.

Feel free to get in touch - we do a lot of this sort of work (design and planning approvals)

Did you happen to post on the property developer Facebook page also?

@RPI would be a good person to talk to in regards to NDIS.

Have you had a read of his previous threads?

I'd be very keen on discussing. Could work for transition under NDIS.

So not a specialist's consulting rooms in the heritage building with carparking in the spare area ?
Parking near a hospital is always a PITA, so would have thought this would command a premium.......

I did ask a couple of local commercial agents who told me that alot of medical staff have been absorbed by the hospital, which is quite new. ..or they prefer to buy their own site. It's hard to imagine there'd be absolutely no demand though, even from community allied health. I'll research more, gone off the NDIS idea so looking at medical/health or short term accommodation close to the hospital.

I'll post when/if it goes unconditional. There's not a huge profit in the actual development that I can see at the moment but I think it's a great longer term hold asset.
