Building & Pest before auction?

    Hi everyone,

    I am in the process of purchasing a house in Sydney area by offering before the auction.
    The property is listed as auction over the weekend.

    1. Does Building & Pest inspection is still needed if the house is 50 years old brick house?
    2. The agent mentioned that The vendor doesn’t have it and already living abroad, hence he is acting on behalf of the seller to sell quickly.

    I wonder if anyone here can suggest me of which B&P company is reliable and trusted?

    Unless you are planning to knock down & rebuild, then would you be willing to buy a property, with mostly borrowed money, if it was potentially infested with termites, or had rising damp or electrical cabling in metal conduits?

    I plan to renovate it and then rent it out while waiting for the market to recover before selling it.

    Would you buy a second hand car without checking under the hood?
    NOT obtaining a building inspection could cost you dearly as, unless you're a qualified builder/inspector you don't know what you don't know. For the measly $500-800 that they cost, they are worth every cent.

    Should I do it after the auction or before?

    Any suggestion of the B&P service would be greatly appreciated.

    Well there's no point after the auction as it's unconditional and there's no going back....;)
    Try Don Wood from Northside Inspections- my fav BP inspector for many clients now. Reliable, reasonable and hopefully he can fit you in Ph: 0416 163 730

    Yes, that does make sense.
    Even today the agent told me to get the 66W papers to waive the cooling off period.

    I'll give them a call and hopefully, I can get this property so I can send in the building inspector :)

    You want to have it inspected before cooling off or before offering.
    If you are renovating then it will be worthwhile knowing all the issues with the building as that will greatly impact your renovation budget. If there are serious issues then you might not want it at all

    So how is that possible?
    Even if the property has been vacated for so long and looks old, I can't just send in the B&P inspector.:eek:

    Since the property that I'm interested in is going to be auctioned, I guess $495 is the price to sacrifice firstly.

    Why can't you? All you have to do is arrange for the REA to open up for the inspector and the inspector will inspect - they do this all the time

    If you are offering before auction and the auction is this weekend then you have very little time to get it inspected

    Yes, not much room to haggle then if I send in the B&P inspector after I won the auction.

    Actually it can be beneficial to do one after the auction, if there are termites or other issues you can have the problems addressed before they get worse. Depends on the overall condition of the property but I sometimes recommend to clients to consider doing one post auction just to be on the safe side.

    Anyone buying a house which is not a tear down and doesn't do a BnP inspection before buying is insane imo.

    And you wanna reno it? Even more so you need to know what's under you floorboards to factor in any nasties for the budget.

    Forget post auction. You need to know BEFORE you commit your money.
