Hi all Wondering what other people's experience has been with cost of building on sloping blocks in Melbourne. Average 3 bed home to modest standard. Not high end. Driveway is to the high side of block. $m2 or $sq preferably. Thanks
Add $100k to whatever your builder quotes you. Not for the slope but for everything (slope, reports, variations, unknowns).
Just make sure you make the driveway straight, my house is on a steep slope and the driveway is shaped like a dogs leg. I accidentally ended up with the back wheel of my car hanging over the garden edge one day - I have yet to live it down ...

So you have 3½ storeys of fall across your building pad? Redesign is in order to make better use of the site - major excavation to level the pad or huge retaining wall. PS - if your house is 30m long it will be expensive.
Have done this before a few times. Build to the slope of the land if possible. Engage builders who have experience with this and listen to their ideas how to minimise costs with the build. Make smart use of the land envelope where possible. Get your architect talking to the builder so they design it accordingly. Try to minimise retaining where possible.
Haha no it's no going to be 30m long. The total area that could be built on is approx 25m across and 30m in length. There is a total fall of approx 10m top to bottom through the 30m length and no fall in the other direction. Was thinking more of building on stumps/poles so as to not have any cut or retaining walls.
What sort of build size, quality level and cost were the projects? Do you have any photos of the projects?
Was 3 storeys, length of land around 40m, approx 9m fall however the fall was heavier towards the rear of the block. Mid level spec split built design into the land. I'll find some pics of the land tonight or tomorrow.
Do you own the block or are you just considering purchasing? For costs, talk to some Melbourne builders. Some of the cost will depend on the soil report and the depth of stumps needed though so final cost depends on engineering. There are various solutions and a few builders in Melbourne who specialise in sloping blocks (e.g. LP Warren homes, Rycon).
Depending on what slab you need, how much of the slope your building envelope can miss, retaining etc, costs can be 5-10%.more. Best to get a builder or engineer to sure if you can prior to buying.
Many project builders will only build to a cut out site with retaining walls and a flat slab and anything else is big $$$. Split level design etc may also be more applicable. Depends on the soil too. And deep footings and piers may also be required. Its not just the land under the build but around it. The builder will often do a prelim site cost assessment before they offer a quote. Or may require a engineers report. You will pay for it. May be worth seeking geotechnical engineering advice first to avoid a shock.
A sloping site of this nature will often need a geotech report as well to ensure that the slope will be stable when excavated or loaded.
There is one near me at Cnr Gilbert and Appplecross in Glenhaven in NW Sydney. I wonder what the retaining walls and landscape cost not just in construction but in poor use of the land due to setbacks and lost use. I reckon $500K PLUS just for the construct. As a wall goes its very impressive and well done. Took months. Sandstone faced concrete filled reinforced besser blocks with deep foundations.
