Doing a townhouse development in Melbourne. Thinking about doing a Preplaster plumbing inspection, as wanting to make sure that all is correct before plaster goes in. Is this worthwhile doing? Can anyone recommend someone in Melbourne?
Building townhouses in Melbourne. Starting to find some obvious faults. We do have a Building Surveryor, but not sure how comprehensive his checks are eg are the walls in the right position etc Want to employ a building inspector to do an overall check. Any recommendations for a building inspector in Melbourne. You can tell at what time I posted this 3am that it has been on my mind. Not sure how the builder is going to take it.
What do you think the Lic-Plumber going to think once she-he finds out after all the inspections that you have done this ?..Only my simple opinion but i would say your wasting your time and money ,but as your worried about this go right ahead..imho..
Hi Anne Just spoke to a friend who is a builder. He said that the best inspector in Melbourne is BSS Group. Costs about $550 per inspection per unit. He uses them on his builds to check that his subbies have done the right thing. An independent inspection at this stage would inspect the rough in and anything that will be hidden prior to installation of the plaster. (And don’t be put off by discouraging comments from Forum members who may have had no building experience! An inspection at this stage is very common). Note: this is different to the frame check done by the building surveyor (they don’t double up on this).
As per my post on your plumbing inspection question, use BSS Group. This a recommendation from a close friend who Is a builder. He uses them in his builds to make sure his subbies have done things correctly. It is not uncommon to get an independent inspection. But get onto it quickly and let your builder know straight away.
Why would it matter what the licensed plumber thinks? If he has done everything as per the Code, then he should have nothing to worry about.
My understanding is that his role is to administer the contract, not to get involved in the building work??
I'm not sure? I know we have one and he visits site regularly. Perhaps ask him his thoughts about how to handle this?
Keep the builder honest, and get the independent building inspection. Some builders will encourage it, although its usually best to get it written into the building schedule at contract stage.
Works for us. But we've had several meetings with the builder and project manager together, and site visits together. We are very lucky that we have an amazing project manager and an amazing builder. No friction whatsoever. We hope it stays that way, and we are confident it will.
Contract administration refers to the task or function of ensuring that a construction contract is executed in accordance with the terms of the contract. The contract administrator may be a representative of either party or may be a third party, depending on the terms. The duties of the contract administrator flow from both the construction contract and the contract between the architect and the owner. The contract is the written agreement as well as the drawings and specifications - the contract administrator should be able to help...
