I would

  1. Proceed at contract price

  2. Ask for a reduction of 0-25k (meet the owner 1/2)

  3. Ask for a reduction of 50k (cost)

  4. Ask for a reduction of 50k-75k (cost + other costs)

  5. Ask for a reduction of 75k+ (please comment why and how much)

  6. Walk away

  7. RUN away!

Anybody could tell the agent anything, but what an agent is told by the vendor is a different thing altogether, and that becomes something that the agent should be upfront about with potential purchasers.

    ME:) hehe

But I did make a killing, but I must also be honest I did not sleep at night for about 12 months. We had several opinions, from architects, builders and structural engineers, with various options, we took the cheaper option

Was it worth it?? I can say Yes now.

Always go with your gut I guess.

Good on you but someone else may have ended up with the problems though.

The house I'm in now is about 40 years old double brick, we had it underpinned in one corner about 15 years ago, it's on a clay base and it moves depending on how dry or moist the clay is. Just recently I've notice the opposite diagonal corner is starting to drop and the rendering on the inside wall has popped off.

Agree although I don't think this was the scenario here.
