Building inspection report for every property auction I attend ?

    Do the members get a building inspection report done for every building they bid on ?

    I personally have no idea on what to look out for ?

    So what do the members recommend?

    Not sure if you are purchasing at auction or private. Advice given to us buying private was to negotiate the deal and if accepted you have 3 business days to get the building and pest done. You can pull out of the contract if there's serious issues but you loose a small percentage fee. As long as you don't sign away the right to get the check done.

    Unfortunately in Melbourne, almost all properties are sold through auction only
    Extremely high clearance rates of above 75% so I have no option but to bid

    In these circumstances, should I get an builders report done for for all the properties I intend to bid ?
    Coming Saturday, I have shortlisted 2 houses on which I would be making a strong bid

    I am getting them checked by a lawyer, just wondering what I should do about the building inspection

    You pretty much should be getting them done. No silver bullet solution to save you money sorry.

    Maybe just be a bit more selective with what you go to auction for

    I see that you are also new to the area and were looking for a house similar to me

    Did you get a house ?
    Did you get a building inspection done before buying or bidding ?
    Which agency did you use ?

    Ive been looking for the past two months and only came across one property I decided to go to auction for, because I was limiting myself to one suburb. I got a pre inspection done for the property and it came out all good. Cost $600. I don't have anything bad to say about the inspector but I don't think he is worth recommending so I won't. Right now I'm looking at newer houses in a suburb where auctions aren't the norm, so it's not an issue for me anymore

    Edit: if you couldn't tell, I wasn't successful at that auction. Still looking!

    underquoting is the issue here often............ not the P&B per se

    I recommend a P&B to all prospective buyers if their budget is in the REAL market, not the agents underquote special

    Its worth getting CMA done by your banker/broker and look at the comparable sales, and see if the agent is being silly
