Building cost for Dual Occ in Highett

    Hi guys,

    I am doing due diligence for a development site in Highett and was wondering how much would it cost to build something like this in Highett: 23A Cloyne Street, Highett, Vic 3190 . I was also wondering if the building quality in the example would be over-capitalised for the area? Your feedback is highly appreciated.

    You can build a DUPLEX like this (2 dwellings) for between $750 and $950 depending of finish and whether you are including development costs like fees, permits and levies.

    Allow around $200/sqm for quality landscaping
    $1500 - $2000/sqm for the build
    Add Subdivision costs, fees and charges

    Sorry I have been away for a few days but regarding the estimate this price could include everything including landscaping.

    You could also pay a lot more depending on who you speak to.

    Hi @Paul Mete sorry to revive an old thread but do you have any recs for companies that do this sort of thing? I'm thinking of doing similar in Melb South East (Glen Eira council), but it would be as ppor for me and parents so cost is an issue

    Edit to add: would prefer smaller build size also - ie 3 bed on one side and 2 bed on another, with some land at the back. I realize this might not be perfectly to market but since it's a future ppor would prefer smaller and cheaper

    Thanks @Paul Mete, will definitely get in touch with you.

    We are not yet sure about reno vs build - for anyone reading this bumped-up thread, I've been recommend two co's since posting yesterday- Costas Construction and Extension Factory. One is a friend of friends, another used a lot by a friend who's into reno's, but we haven't talked to them yet.

    That age old question RENOVATE or DETONATE?

    It is complicated and you are doing the right thing fully researching your best options.

    With regards to extensions we suggest boutique builders that are "hands on" are much more suited to this style of build. A chap wearing a tool belt as apposed to a suit belt is a good start as they can control all the uncertainties that arise on site. Big builders that sit in the office have less "touch" with what is happening at the build. The good news is these builders can often be considerably cheaper as they "hammer their own nails".
