Building Certificate

    Hello,

    In the process of purchasing a house, the solicitor has reviewed the contract and flagged that there is no building certificate attached the contract and there's a bunch of clauses saying if one is obtained after exchange then I won't pursue the seller, rescind contract etc. The house is fairly new and in a new estate so I would think the house is okay but definitely sounds like a gamble if you can't get one in time or there's no 'subject to building certificate' clause.

    Anyone had any experience with this? It seems you can get them from council and they require a survey report to issue it. Do councils usually have copies of original survey reports (given it's fairly new) or would this require a new survey?

    Don’t assume that the house is OK just because it’s in a new estate!
