Building and pest inspections minor repair costs who pays how to set it up

    Hi All

    We made a verbal unconditional offer to buy house, happy with price, vendor took our first offer. Still to sign contract of sale,
    Now that building and pest inspection has been completed, few minor issues including two water leaks from garage roof, and two toilet ensuite doors do not have minimum clearance and should have had hinges and shorter doors where you can pop off the door if person collapses in the toilet, but overall above average condition for its age, probably cost to fix items <2000, recommended as a ripper of a house by inspector.

    Water leaks are an urgent issue.

    Is it normal that vendor pay for the water leaks repairs and new hinges and shortening doors and give us a copy of the tax invoices or does buyer just pay after settlement. One issue settlement is 3 months and with winter approaching ongoing water leaks in the garage near some electrical wiring is not desirable, need to be repaired as soon as possible.

    I am happy to cover all other minor repairs and would like vendor to get water leaks fixed. Is this a reasonable approach and what if anything gets written in the contract of sale?

    No this would be unusual. Usually you use the building report to reduce the price - even after agreeing on a price initially.

    Also, you can't expect lift off hinges if they weren't required at the time of building. The requirements change over time and not everything is retrospective.

    Can’t see why you'd need shorter doors - unless they are scraping on the floor.
