    Can anyone recommend any good architects and builders?

    I was thinking about doing the project home thins and Metricon, Simonds and Stylemaster had some nice designs, the Metricon design home at Rochedale is super nice but that is like 800k - 1.2 million and it may be better to find builder and architect to design and build something bigger

    Where are you looking to build specifically in the Southside and also, is this build for profit or a future PPOR? I was looking at landbanking in the Sunnybank/surrounds area and building a luxury custom design build or 'better' project home soon.

    Do you think there's a profitable market for custom luxury builds in those areas. To capitalize on the Chinese buyers?. I usually build in mid-level luxury markets and many people pay well over reserve blue ribbon chinese-centric areas such as Lindfield, Epping, Gordon, Strathfield , margin is usually 25%+ and 14-18 months project length per build. Its interesting that all the chinese PPOR's are quite centred around that area

    It's definitely not project builder pricing, but you get what you pay for.

    They've put some ridiculous inclusions into the house so I'd say it'd be a $2,500 per m2 build.
