    That is exactly why you employ a builder, different story if you want to sub contract snd become owner/builder

    I notice some of the Big builders use fear tactics to suck clients in.

    Go down the path of good architect (not designer), get references, check projects. Spec it up. Get budgets sorted during design - essential. Then tender the project - the architect would normally do that for you. Stick with the architect - they will look after the project, and during construction. Job done

    You'll get the quality you want and can pay for, you'll get bespoke, and tweaks that the project home builders can't/won't give you. And it should cost the same

    Wondering how you go with your plan???
    Our street (in Bentleigh) was inundated with side by side development from Latitude/CGrange/Zealous etc. Sometime it feels like you driving past display homes. You pretty much spot on with the comments above but with the right architect, there are some townhouses went for more than $1.5m. Let me know if you need some of my neighbours contact with their experience with the builder/s. Cheers
