    • Do they have a pool builder's licence or just a builder's licence
    • Are they registered for GST?
    • Have they built a pool before
    • No mention of home building insurance
    • What contract are you signing
    • What are you going to for with 50 m³ of spoil?
    • What is the rate for excavation in rock?
    • What is classified as rock?
    • Landscaping
    • Coping around pool edge & apron
    • Who is providing power to the equipment
    • Drainage to sewer for backwash
    • How much will site specific engineering drawings cost?
    • Soil test?

The novelty of cleaning the pool manually will fade quickly, visit your local pool shop for a quote on a kreepy krauts etc & check if it will be compatible with your filter.

If I did another pool I would tile completely.

get a price for full tiling rather than trolled beads...tiles are better
    price generally is ok
    Did they provide a drawing?
Always worthwhile having at least 2, pref 3 quotes to compare

OK where we got caught with Blue Haven, 20+ years ago, so add inflation:
    - they struck "rock" while digging, extra $800 for that from memory
    - allegedly we needed extra reo - we saw it delivered, they came & went, left the reo in the middle of the block. Then it disappeared ... it wasn't used. This was $4800 back then!
    - consider pool solar heating (unless your roof is full with solar panels, or you have plans for that)
    - the inclusion for solar heating only allowed some short distance for connection to the solar (on the roof - from memory it was 3 m ... considering we have a 2 storey house, & the pump system was 24m away from the house ...
    - the inclusion for solar heating was inadequate, we doubled it
    - need a pump shed or somewhere to conceal all the equipment
    - needed to connect electrical to the pump area
    - sand filters are preferable to cartridge filters.

And honestly, I wouldn't bother with the spa. We don't use it, and the jets aren't that good - so if you really want it I'd look into how many spa jets and how strong they are (dependent on the pool pump). I gather heat pumps are very noisy too as well as the blower.

Edit - I would take the equipment list to the local pool shop (or 2 or three) and get their opinions on it. And I don't remember - salt or chlorine, or something else?

Oh, I forgot - you need to allow extra for pool coping. At the time it was $1 per cut, to be paid on the day to the guys that do it - our pool has straight edges (& that unused spa!) and somehow 400 copers was $400 o_O

And we upgraded ours to glass (over sand) as it lasts far longer
