Builder recommendation for dual occupancy - Lower Mountains

    Hi,

    We have recently put a deposit on a house in lower mountains (Silverdale) and are looking for reliable and reasonable builder to quote us on conversion on a room plus a garage into a granny flat (attached to the main house).

    I have made some enquiries with the council and checked the DCP (the lot size, frontage etc) and it meets all the requirements for a secondary dwelling.

    We are after a builder (hopefully from this forum) to quote us on the work required to convert a room plus an adjacent garage into a granny flat.

    The room (which is used as an office/study) has an adjacent laundry of the existing house. The office shares same wall with the garage.

    My thoughts were:

    1. Extend the laundry out to the garage accommodating a shower.
    2. Waterproof the garage floor with membrane laid on the floor plus flooring.
    3. Install a fire rated wall (60:60:60 or 90:90:90)
    4. Install a kitchen
    5. Ceiling with down lights
    6. Get rid of the garage door and replace it with a window the main door for the granny flat.


    Any recommendations please (be it for the builder or the conversion)?
