    Just in the process of having proposed building plans certified and starting to shop around for builders

    Any one have any recommendation of an builders/granny flat builders that would build in Logan Brisbane

    The design is a basic 8mx10m (external walls) and require it be low spec (aimed at low market rental)

    any assistance would be appreciated

    I presume by the title you are looking for a Granny Flat builder, our books are pretty full at the moment however I have a mate that specialises in Granny Flats in Logan and I think he may be the man for the job. If you PM me we can discuss further.

    Hi gach2,

    I'm planning to build a granny flat at our property in Eagleby Early 2017 (waiting for an OTP to settle). I've approached 3 project managers/GF builders and have decided to go with one that we like. Property has an existing dwelling on 630m2 land, 3m driveway side access and we're building a 70m2 with attached 6.1x3.1m carport and 3.6x3.6m outdoor deck.

    This will be our first GF build, would be great to share ideas/experiences.

    iam looking to find a suitable builder to build granny to increase yield and looking for something that is suits my budget and doesnt take too long to build.

    @SK: custom. The architect they've used designed it to maximise sunlight into house, ease of parking, open living, bedrooms separated by bath and laundry. They also mentioned that the granny flat will look more like a house. Past clients have mentioned that their tenants describe the gfs as more as a next door neighbour than a gf in someone's backyard.

    @Zak: thanks, will look into it.
    Keep in mind some builders need to order materials before September for construction to start and finish before end of year. If after September, might as well build after the new year, this will avoid delays in Xmas and minimize your interest repayments during the Xmas break.

    One thing you might want to consider is Hoek modular homes, they build them off site and truck them on. The benefit is that you can literally have the thing done in 12 weeks.

    The price doesn't seem any different, but it's not a traditional brick house.

    If it's for just renting, consider the bog standard guys, like Dixon homes. They actually seem to have lower prices than grant flat builders. Check on their website and see all the standard designs, they go all the way down to tiny 1 room houses.

    I'm planning to do the same at our property in Logan.How much would you end up paying for a standard granny flat build including driveway etc?

    I ended up not going through with the build, redirecting my energy in a subdivision and granny in NSW.

    I got a quote from them for approx 130-140k which included a gravel driveway. Logan granny flats do have good quality builds.

    Bumping up an old tread
    Has anyone been able to find a builder that can do granny flats effciently

    I ended up going with a project builder thats building a larger house brick/tile/slab

    Still looking for a cheap granny flat builder for my other site (cladded on piers/slab with low quality fittings is fine). Not interested in 140k (can get a 4/2/1 for a tad more)

    around 1200 per m2 not including floor coverings/air con/ landscaping

    Brick/slab construction with an upgraded fascade
    Internal fittings are basic/bottom range with basic colour options

    The do have 4/2/2 in the same range which could end up $950 - 1000 per m2
