    What kind of Reno are you thinking? Total gut or cosmetic?

    total gut the kitchen, new vinyl plank flooring and tiles, bathroom revamp

    If you can avoid engaging a builder you'd save a lot of money tbh. If you can act as the project manager or get one who charges a reasonable rate, you'd really save a lot. I also recommend buying all your PC items yourself. There are quite a few warehouses and places in Sydney where you can buy all these items at a massive cost saving.

    What's your budget? Is it to live in after or sell?

    Budget about $15K, always been an investment, tenants are leaving so thought I'd renovate to increase values, then re-let again.

    Good idea to project manage but I didn't want it taking too long and I want good ideas on the layouts. I'll buy the appliances myself.

    For that budget, even if you PM yourself, you'll struggle to get it finished. Also in ultimo you can't put low finishes so needs to be at least be good mid spec. Also when you say revamp the bathroom, what does that entail?

    Your budget is an issue tbh.

    My guess was about $15k but I thought I might be out quite a bit, even though it's a small 56sqm 1 bedder with an ensuite bathroom on the ground floor of a three storey walk-up. I realise I need a good renovation done because of the location so I didn't really have a budget, I just wanted a good renovation done.

    The ensuite bathroom is a dull beige colour that needs whitening. The vanity and toilet need replacing, bath needs whitening, tiles in shower need whitening, floor tiles need modern tiles put over the top. The washing machine is also in the bathroom pressed up against the shower not leaving much room so perhaps even look at re-configuring the bathroom
