Build costs Townhouses in Melbourne western suburbs

    Hi All - I spoke to a builder recently and he gave me these estimate figures- just want a sanity check if you have actually built in Melbourne you would know?

    1000 sqm block in growth zone - expect 6-7 Townhouses to be approved based on close by developments.

    Approvals process to cost approx $70-$80K including design / engineering etc - to build stage

    Expected build cost per townhouse $130K ( 2 bedroom ) and $150K ( 3 bedroom ) - low - medium quality build required.

    Does this sound right ?

    Try this calculator, although the price range comes out much higher:

    Construction Cost Calculator & App | BMT Tax Depreciation

    $238k to $290k for 3 br single-level townhouse, brick veneer, melbourne, low finish 170 sqm

    There are other calculators available. Google is your friend.

    Note - Seems high compared to what it cost me to build my 320sqm 2-level PPOR in Sydney in 2013 ( $320k base cost, turnkey ).

    Dependent on the spec, assume lower/medium spec, I would be working on around 1200-1300 per sqm

    It sounds right to me based on a basic spec and single storey but probably doesn't include all of:

    Landscaping
    civil works (drainage and driveway/crossovers)
    Subdivision (elec, water and titles office)
    Post permit consultancy (survey and pm if required)


    I am spending $300k on 2 X 3 bed units turnkey. Still have to pay consult, some landscape and all authority costs, builder includes all infra.
