What is the average cost to knock down and rebuild a two-level home that is around 200 sqm, including everything? Just wanna get a ballpark figure, I understand that depends on what kind of interior/fittings/materials I want, but wanna get a rough ideas. I saw websites promoting building a house like that ~$300k. I assume that doesn't include site costs, etc? And what kind of quality is that? Thanks a lot.
Demolition Budget $20k Build Budget $330k Contingency $20k Fittings and finishes will depend on what each builder offers you will have to get quotes to compare. For example all the usual stuff like bathroom set downs, 40mm stone benches, floating vanities, down lights everywhere, 2.7 ceilings, GPO everywhere I usually just include in that above price range but a lot of builders do not so you have to see what they offer in their price. Similarly this could easily blow out by another $30k-$50k once you start getting elaborate like (fancy facades, fancy staircases, chandeliers, fans, smart home accessories etc).
