    Hello Guys,

    I was wondering if anyone in the group has recently build a house in melbourne? What is the cost of building a mid range house? Around 25 to 30 sqmt.

    Anywhere from $900 to $1100 per sqm fully complete...that includes landscaping, fencing, A/C..letterbox...etc...the works.

    Thanks Sash for your response. Also, does the cost remain same between double story and single story build? And the plane land vs land on slope?

    No much more.....more like 1300-1500/sqm.....in Melbourne Single stories are definitely the way to go

    Hi Sash,

    Does the number also apply to small units 2bed 1bath with total built area of 100 sqm incl garage?

    Nah...that would cost a lot more ...there are economies of scale the larger it is...a 100 sqm will probably cost about 150-160 to build. Also depends on if it is developer land rather than recycled land.

    Thanks @sash. I am evaluating a potential IP with subdivision potential. But the land at the back is only suitable to build a 2bed or max 3bed 1bath unit with max built of 120sqm. With the high price as you said, the number does not stack up really well :(.

    Hi,

    Build cost on battle axe blocks are more than what has been told by @sash .

    That is because of access and other issues on such blocks. You can try searching for builders though.

    @sash what builders have you normally gone with to build your properties in melbourne west? Currently looking for a builder to build a 3x2x1 in melton west but the display home builders in the area have poor reviews

    I am also interested in this, anyone building 3-4 unit developments in the Eastern Suburbs of Melbourne? What are the all inclusive build costs per m2 for single/double story medium spec 2/3 beds? It is such a crucial part of a feasibility and numbers vary wildly.

    14000-17000 a sq, I'm allowing circa 250k each for two 17sq townhouses (side by side)
    All depends on level of finish and fittings/fixtures etc

    We were looking to extend. It was going to cost around 170k for 90sqm including a double garage.

    I was like no thanks. You can knock over your house and rebuild for that
